08First-time buyer guide

Buying under $500,000 in Toronto — how this one actually works.

Most first-time buyers in Toronto are told the city is out of reach. It isn't, if you know where to look and what the real monthly number is. Here's the plain-English version for this home.

Yes, there are still homes under $500,000 in Toronto

At $399,000, this 3-bedroom condo townhouse at 50 Scarborough Golf Club Rd sits well under the $500K mark that most first-time buyers in Toronto set as a ceiling. Freehold houses in the city rarely trade at this level, but Scarborough's condo townhouses do — and they give you the thing a one-bedroom condo can't: three real bedrooms, 1,360 square feet, two bathrooms, ensuite laundry and a deeded parking space. If you have been searching "homes under 500k Toronto" and finding only bachelor units downtown, this is the segment you were missing.

What you need as a down payment

On a $399,000 purchase the minimum down payment in Canada is 5% of the first $500,000 — $19,950. Anything under 20% down requires CMHC mortgage default insurance, which is added to your mortgage rather than paid up front. First-time buyers can also withdraw up to $60,000 each from an RRSP under the Home Buyers' Plan and pair it with an FHSA. The calculator on this page runs your own down payment, rate and amortization so you can see the real monthly number before you talk to anyone.

The land transfer tax rebates most buyers forget

Toronto buyers pay two land transfer taxes — one to the Province of Ontario, one to the City of Toronto — and first-time buyers can claim a rebate against both. The rebate is not something you apply for months later: your lawyer normally claims it at closing, so the money never leaves your account, and you qualify only if you (and your spouse, if you have one) have never owned a home anywhere in the world. The rebate panel above works out what that means in dollars on this specific purchase price. Rebate ceilings are set by the province and the city and can change — have your lawyer confirm the current figures before closing.

Carrying costs, not just the mortgage

Your real monthly cost on a condo townhouse is mortgage payment + maintenance fee + property tax, and the fee is the part first-time buyers usually forget to price in. Here it covers water, building insurance, common elements and the parking space, so the line items you would pay separately in a freehold house are partly inside that one number. Heat and hydro are billed to you directly. Run all three together in the calculator above so the comparison against your current rent is honest rather than flattering.

Why Scarborough Village

Scarborough Village sits between Kingston Road and the Scarborough Bluffs in east Toronto — an established, low-rise pocket of the city rather than a new-build tower cluster. What it buys a first-time buyer is scale: a family-sized floor plan, a terrace and a parking space at a price that downtown reserves for a bachelor unit, while a GO train still puts Union Station on a single ride. The neighbourhood map further up the page shows exactly how long each of those trips takes from this front door.

General information only, not financial, mortgage, tax or legal advice. Rebate amounts and lending rules are set by third parties and change over time — confirm current figures with your mortgage professional and real estate lawyer.
